This month let’s look at what’s happening with the lettings market locally first. The year is quickly disappearing away, and people are starting to think about Christmas, school plays and parties. Whilst this is the case, we have serious tenants who are still actively looking for the right property. That said, tenant’s expectations are as high as ever and the number of properties available at any one time has given tenants a wider choice than in other years.

2017 has seen a lift in our new landlords this year, which shows the long term advantage of capital growth outways the extra stamp duty paid for an additional property. If you are considering becoming a landlord then it is a great time to start looking for the right type of property and taking advice on what not to buy! Regardless of the time of year, there is always a demand for certain properties. As an investor, this is an important consideration; if you get the property wrong then you could end up with unnecessary void periods. With Halloween upon us, our Horsham team had a busy half term week with lots of visitors to the office completing the town Halloween trail. It was fantastic to see so many local families keen to support the Rotary Club and we enjoyed meeting so many people. Some were kind enough to ask us to value their homes as they are considering a move in the early part of next year; we now have a busy few weeks of selling to do to make this happen for them!

The Horsham team have been taking viewings this week on a fabulous five bedroom barn conversion which enjoys panoramic countryside views. It’s situated on about 0.75 of an acre with further potential for a garden building if required. There is a beautiful private terrace courtyard and all you’d expect in a lovely barn conversion. What’s particularly nice about this location is the Knepp estate with its many walks and bridleways is just a few minutes walk away; to top it all, it’s within walking distance of The Countryman Inn, one of Sussex’s finest dining public houses. This has quickly turned into the time of year where people’s focus and priorities can change quickly and distractions kick in! With the clocks changing over the weekend, the focus has on been Halloween and trick or treating, which seems to become more and more popular every year! This Thursday, 2nd November, the Storrington office local firework display is being held at the new Steyning School site in Rock Road (formally Rydon School) and having been before, the Storrington team can advise this is a great display. Entry is 6pm onwards if you take us up on our recommendation!

For many, this time of year is spent desperately looking for a new home to move to, especially if they are under pressure from a chain or have to move for work reasons. Although the number of buyers tends to fall around November in the build up to Christmas, the buyers that are out there and frantically searching are the committed ones; those who have to move house, for whatever reason. It’s important to remember, there is never a 'perfect' time to move house, but there is a perfect time for you to move house. Don't let the moment pass you by as something like this is a life changing event. But do give it serious thought, it can be a big commitment and it needs to be the right choice. Remember, regardless of what time of year it is, houses come to the market all year round and whether it is seen as being the 'perfect' time to move, make sure it is your perfect time to start a new chapter.

Our Pulborough team have seen an increase in viewings over the last week, perhaps those buyers hopeful to find a new home this year and are feeling the pressure with Christmas on the horizon! The team’s recommendation this week is The White Hart next to Stopham Bridge in Pulborough; they are hosting a Bonfire night on Sunday 5th November, if you’ve not been before it’s a lovely spot by the river and well worth a visit.
