What’s the local property market up to at the moment? Craig Bellas, Manager of our Storrington Office, is seeing mixed messages when it comes to buying and selling. Being such a big event in people lives, understandably, there are very confusing messages for both parties in the current marketplace. With a general lack of homes for sale for people to choose from, it should very much be considered to be a sellers' market. However, buyers are being shrewd and strongly believe they have the upper hand when it comes to negotiations especially if they are in a position where they could move quickly.

Craig’s advice to anyone selling would be to consider offers and increase flexibility with regards to the price you are looking to achieve from cash buyers/buyers with nothing to sell; there aren't many of them out there at the moment!  If you are involved in a complete chain, consider their interest as they can move quickly. Remember, a proceedable offer may well allow you to move forwards with your own plans and secure somewhere for you and your family. If you are buying a property after you sell, become the buyer. Consider all aspects of your offer and use it to your advantage. Do not forget, everyone has a different reason to sell and there are strong some negotiations to be had out there!

Our Pulborough team are seeing a busy market and have now sold all but one of the new houses built by Pulborough mainline station. This development is called The Bartrams and incentives are available on the last remaining four bedroom detached house. Alex, Assistant Manager at our Pulborough Office, said this week, “As there are a few very motivated sellers at the moment, there are some great deals to be had for savvy buyers.” He’s also delighted to see that in local news the corner shop the Pulborough Stores has just installed a free to use cash machine to help out the local shoppers, which will be a great benefit to the village.

New homes are proving popular and in Southwater our Horsham team have just released a new development to the market with one reserved already. This exciting opportunity is an exclusive site of just seven homes situated in a private close within a minutes walk of Lintott Square. Lintott Square has all you need in terms of locals shops as well as a pub/restaurant so this is a fantastic location, particularly with the beautiful country park with the lake close by as well. These premium homes are two and three bedroom semi detached house with prices from £325,000. If you’d like to find out more, please contact Tim, Manager of our Horsham Office, on 01403 248222 as we have a number of viewings and reservations being taken now.

The lettings team who work across all our offices are finding the lettings market continuing to be very busy, especially the affordable family home sector of the market. Daniel Wood, Head of Lettings, has commented “The number of good quality applicants is out weighing the number of properties that are available between £900pcm-£1200pcm.” So, if you have a property that is available in that price bracket and you have not secured a let yet please contact him on 01903 744166 as he would be very interested to hear from you.
