The market, as I hoped and anticipated, has improved dramatically in line with the weather! As a nation we are incredibly predictable with our lifestyle and the housing market mirrors certain behaviours. As January came, so did the viewers. Lots of people coming to the market and eagerly spending all their spare time searching for the next family home. February sees these buyers slow the search down in anticipation of getting some more solid interest in their own property first, then March comes. As the weather improves, so does the mood and sales start increasing substantially in numbers. This March was different though. The cold spells held the buyers off. The rush was coming, we could sense it, but when?

The clocks changed, the mood changed and the buyers came out. In huge numbers! It’s my eighth year with GL and this is the busiest period I have ever known. Incredible! But predictable as ever. Buying a house is a huge and costly event and we feel more motivated when we feel better. It’s extremely seasonal and the time it ‘goes’ varies every year. But it’s always sometime coming into Spring. When is the best time to move? When it suits you best. With the best marketing and proactive approach you will always be introduced to a buyer, but your choice of agent is detriment to your success. And ultimately the price you achieve. The cheapest fee can result in the cheapest service and, ultimately, less money for you. Protect your biggest asset and invest in a reputable estate agent, it can be the wisest way of maximising the value.
