Premium renters pay for furnished properties
An ARLA article makes interesting reading if you are pondering the question furnished or unfurnished...? Research from property website OnTheMarket.com has found that renting a two-bedroom furnished flat can cost up to 21% more per month than renting an unfurnished property of the same size in the same area. This obviously means that it could be worth calculating the cost of furniture for your property, to see whether it is worthwhile furnishing it before putting it to the lettings market.
The cost of furnishing a 2 bedroomed property with the main items such as beds, mattresses, bedside tables and wardrobes, table and chairs, TV, bookcase, office desk and chair and a coffee table, can be around the £2000 mark (based on Ikea & Currys), so it is definitely worth investigating the price difference between furnished and unfurnished in your area.
