Fees for Tenants
These fees form part of GL & Co Terms and Conditions which each applicant will be required to sign in a copy of order to process an application to rent a property.
On making an offer to rent a property through GL & Co, each tenant will be required to complete an application form. This form must be completed in full, signed and returned to us along with payment of the relevant administration fee and a proof of residence (utility bill (not mobile phone) dated within the last 3 months or driving licence. Bank statements and Inland Revenue documentation can NOT be accepted).
The administration fee is calculated as follows, and is inclusive of VAT:

Should the tenancy not proceed due to either unacceptable references or the tenant’s circumstances, the administration fee will not be refunded. However, should the landlord pull out of the tenancy, the landlord will be requested to refund these fees to the tenant.
Possession of the property will be granted on the date of the commencement of the agreement providing all of the tenants and any guarantors have signed the agreement and all monies due are paid to GL & Company. Payment should be made by BACS, however banker’s draft, building society cheque or debit/credit card payments are also accepted (credit cards are subject to an additional administration fee).
Deposits are detailed for each individual property prior to taking a tenancy. As a guideline, the ‘standard’ deposit is equivalent to 1.5 months rent, or if pets are kept at the property, 2 months rent.
Additional Fees for Pets
GL & Co will check the Landlord will allow keep pets at the property (in some cases this is not even allowed for an owner living in a property, for example in blocks of flats).
As detailed above, if the Landlord agrees, an increased deposit of 2 months’ rent is requested to allow for any potential extra damage caused by the pet(s). Tenants will also be asked to clean any carpets or other soft furnishings and also have the carpets fumigated at the end of the Tenancy.
Amendments & Renewals
If changes are required to a tenancy agreement whilst it is running, e.g. pets are now to be kept at the property, or SKY is requested, a charge of £30 (inclusive of VAT) will be made for processing the Addendum to the tenancy agreement. There is a charge of £30 (inclusive of VAT) for processing the renewal of a tenancy.
The tenant is liable to carry through the complete term dated on the Assured Shorthold Tenancy Agreement. Should the tenant wish to vacate early and if the Landlord is in agreement we may be able to find a suitable replacement for the tenancy. There will be an administration charge of a minimum of £240 (inclusive of VAT) or 12% of the remainder of the tenancy term (inclusive of VAT) whichever is the greater.
On completion of a tenancy, as detailed in the tenancy agreement, a Check Out of the property will be carried out based on the Inventory and Schedule of Condition at the start. The cost of this Check Out will be met by the tenant and is payable in advance at the commencement of the Tenancy.
The cost of a Check Out is based on the number of bedrooms at the property with further discretionary charges for additional rooms. The costs are inclusive of VAT and will be included on the pre-Tenancy invoice:
