The West Sussex Property Blog
A blog about West Sussex property matters created to keep our customers and the public up to date with the every day changes and ups and downs of the property market.
As a market leader in the area with years of experience we believe we are well placed to advise customers on the best possible route to sell, buy or rent their property. This blog will hopefully be interesting and at times amusing but most importantly informative. Enjoy...
Posted on 14 October 2014 byThis year at Guy Leonard & Co we have seen a shift of London buyers who may have previously chosen to move to Surrey preferring to move to Sussex instead, as well as a number of Surrey buyers moving across the border – what is it about Sussex that people are being attracted to as an area to call home?
Posted on 7 October 2014 by Neil MooreNeil, MD at Guy Leonard & Co asseses the autumn property market and the aftermath of the Scottish referendum. Estate agents are always urging people to sell their houses for one reason or another. Well they would, wouldn’t they? Selling houses is what they do. But sometimes it really, really is better to sell sooner rather than later - and that time might well be now.
Posted on 1 October 2014 byThe country truly was in town on 27th and 28th September. Guy Leonard & Co have just returned from the Country Life Fair which was held over the weekend at Fulham Palace in London. The event was organised by Country Life magazine and the patron was HRH Prince Michael of Kent.
Posted on 24 September 2014 byTwo of the team at Guy Leonard & Co Estate Agents have successfully completed the 35km A2B Walk up hill and down dale across the beautiful South Downs, raising a total of £625 for charity. The walkers started at Arundel Castle and finally finished at the top of Devils Dyke in Brighton, completing a challenge organised by Pied A Terre Adventures in aid of the Dame Vera Lynn Trust for Children with Cerebral Palsy.
Posted on 9 September 2014 by Angie BlundenBack to school for the Horsham rental market - Traditionally the property market quietens down over the summer period whilst the children are off school and families take their summer holidays. Despite this, during August a total of 46 rental properties became available in the Horsham area, and here at Guy Leonard & Co we saw the demand for 2 - 3 bedroom rental properties at its highest since the month of February this year.
Posted on 8 September 2014 by Neil MooreOwning a leasehold property isn’t as secure as owning a freehold property, but you do have certain rights. Most importantly, once you have owned (not necessarily lived in) the property for two years, you have the right to ask for an extension of the lease, or to ask for the option to purchase the freehold. As leasehold properties are virtually worthless without a current leasehold agreement, then it’s vital to keep a keen eye on the remaining length of time on your lease.
Posted on 4 September 2014 by Neil MooreNeil Moore, MD at Guy Leonard & Co Estate Agents, suggests some suitable prep before entering the property market this autumn. One of the great triggers in the property year is the beginning of the autumn school term. Once the children are back to school there is more time for house hunting and just enough time to be in a new home by Christmas. So here are some lessons that you might like to bear in mind if you are coming into the market this autumn.
Posted on 2 August 2014 byHere at Guy Leonard & Co we pride ourselves on finding people homes, not just selling houses. Part of this is when we are dealing with a property for a client we love finding out about the history of a home – our team are always interested from a personal perspective and it helps us talk to prospective purchasers as we can tell them those historical details that can make all the difference. Often with the much older properties we wonder what those walls would tell us if they could talk!
Posted on 15 July 2014 byThere is no doubt the internet is a great way to reach buyers from outside our area – especially from London - but sometimes there is nothing better than getting together face-to-face. That is why we are looking forward so much to taking our finest properties to London in September. On the 27th and 28th of that month Country Life magazine will be holding their first Fair at Fulham Palace in SW6 and we will be there representing our clients.
Posted on 2 July 2014 by Neil MooreAs we enter the second half of 2014 Neil Moore of Guy Leonard & Co Estate Agents takes stock of the property market - while the market seems to have steadied, once again property is clearly big news. The headlines in our press and often the lead items on television and radio news are the housing market and what it's doing or going to do.
Posted on 7 May 2014 by Neil MooreOnce again the television cameras have been peeking into the working lives of estate agents. The latest BBC 2 fly-on-the-wall series called Under Offer (Wednesdays, 8-9pm until 7th May) has become required watching for many. So how are the estate agents in the programme doing?
Posted on 5 March 2014 by Neil MooreNeil, our MD, looks at one of the challenges of buying property in this buoyant market. The big challenge with this property market is that there is less time to make a decision to buy. The fewer properties on the market the more pressure there is for buyers to make a choice quickly.
